You Still Need an Agent When Buying a New Construction Home. Your own agent. Having your own agent will cost you nothing. The builder has a budget for paying commission to buyer’s agent. And, the buyer has to be represented by their own agent when visiting the site for the 1st time. If you thought buying a new construction home without an agent would save a few bucks in commission, or get a better deal with a builder’s agent, think again. In a Real Estate transaction there is The Seller’s Agent, or Listing Agent and Buyer’s Agent. In a New Construction transaction, the Builder is considered the Seller, and the Real Estate agent representing the Builder is called, The Builder’s agent. The builder’s agent will represent the builder with the builder’s best interest in mind. And the Buyer’s Agent will represent the buyer with the buyer’s best interest in mind. Just like in a traditional transaction, agents will advocate for you. Will be there with you throughout the transaction helping you making the right decisions: negotiate with builder and builder’s agent for you and make sure everything will be ready to close on time as agreed.
